Features of Genesis Landing
The Genesis Landing Tract is comprised of four properties whose owners understand that Ridgeland’s
special small town character must be maintained while the Town is experiencing significant growth.  
The owners share the common vision for environmentally sound economic development opportunities
in the Town of Ridgeland and Jasper County, combined with clustered and compact mixed-use
development in appropriate areas in order to preserve unique, vital natural areas and cultural
resources (i.e., cemeteries) while producing walkable, liveable, and desirable communities that extend
the character and growth pattern of the existing downtown.    
















The residential densities of the Genesis Landing Tract are consistent with building patterns in the
traditional neighborhood developments mentioned in the Planned Development District document, as
well as the Town of Ridgeland itself.  Higher density, mixed-use development has many virtues,
including the ability to create walkable neighborhoods that the public appreciates, increased
environmental protection, expanded transportation choices, broader housing types, improved security,
and lower cost to municipalities and counties for public services.  As evidenced by other dense, mixed-
use communities in the region, density combined with thoughtful design and successful execution can
lead to greater development flexibility as well as housing value and location premiums.

Each portion of the Genesis Landing development will establish architectural standards that will be
reviewed and approved by the Town Architectural Review Board to ensure that the architectural
integrity of the development is consistent with the Town’s vision.
A defining goal of Genesis Landing is to provide
environmentally sound economic development
and entrepreneurial opportunities through light
industrial, research & development, office,
educational, and other non-residential land uses
in appropriate areas.  These types of
non-residential land uses provide tax base and
high paying jobs, thereby promoting fiscal health
and stability for the Town and the County.  
The development will incorporate state of the art stormwater best management practices ("BMPs") that
meet or exceed state and local regulations.  The standard that will be adhered to by the BMPs will be
anti-degradation.  Employing the anti-degradation standard for BMPs will ensure that the existing
water quality of Euhaw Creek or any other receiving waterways is not compromised by future
development of the Genesis Landing Tract.  

By combining four large land tracts into one planned development, the development of Genesis
Landing will ensure that water & sewer infrastructure, traffic corridors and roadway interconnectivity
are planned regionally, as opposed to piecemeal.  In planning for development, the owners will work
with utility providers, as well as state and local agencies to provide safe service strategies.
Detailed landscape guidelines established with the approval of the Planned Development District will
provide for the protection of the natural resources, character of indigenous fauna, and quality of life
within the Genesis Landing Tract through the preservation, installation and maintenance of the
landscape.

Development within Genesis Landing will adhere to a signage program established with the approval
of the PDD in order to provide a well planned solution for way finding and identification within the
community without having visually competing and obtrusive elements.
